South Orange County Real Estate Market Trends - BanCorp Properties

Summer is just around the corner and the real estate continues to be hot in South Orange County. With property values rising (or remaining stable at worst), we believe the trend will continue through the summer, with interest rates hovering around record lows. With many buyers still paying cash for quicker closes, many of the homes for sale along the coastline including San Clemente, Dana Point, Newport Coast, Newport Beach, Laguna Beach and Huntington Beach are staying on the market for lesser periods of days on market – especially those under $1mm. Another trend we see is listing agents not allowing any showings until they hold an open house over the weekend – this is across the Orange County housing market.

Newport Beach Luxury Homes For Sale

BanCorp Properties serves in 18 major South Orange County cities, and has been working in the capacity of a licensed Real Estate Broker since 1995. Condos continue to be hot commodity, especially along the inland region of the county (Mission Viejo, Lake Forest, Laguna Hills, Irvine and Aliso Viejo). Single-level single-family residences also are in high-demand and are also hard to locate. For now the trend in real estate prices is up, and we don’t see any indicators that change this trend in the near-future. We also like to remind buyers that are paying cash for home to still get an appraisal on the property.

Adjusting Purchase Price Downward - Pricing Strategies | Orange County Real Estate Market

If you are an Orange County, CA homeowner and you are getting ready to list your property for sale it is imperative that you work with a experienced Orange County Realtor that has sound pricing strategies in place for determining the sales price. By setting an artificially high purchase price, the likelihood that the property will linger on the Orange County MLS for a significantly longer time than average raises exponentially – the ‘days on market’ continue to tick. If the property is not a multi-million home, it is under most circumstances fairly easy for the buyer’s agent to ‘comp-out’ the property in determining the fair market value, which will invariably lead to the number set in the offer.

If the home is in the $500k - $1mm range, if one ‘xyz’ company says they can get you significantly more than ‘abc’ company you should be very skeptical. They certainly can start out with an initial higher listing price to secure the listing, but that does nothing to guarantee a higher sales price. All the marketing in the world is very rarely going to get a buyer to over pay for a property. If you have to adjust the selling price down while the house is on the market, other Realtors pick up this, which can also lead to low-ball offers – with the thinking being that the seller is desperate to sell the property. They may or may not pick up on the fact that the property was overpriced from the start.

The bottom line is this: If you are getting ready to list your home and a model match 3 doors away just sold for $600,000, it might not be a wise decision to list your home for $675,000 – not in this market.

BanCorp Properties is allocating additional resources in Irvine real estate market through targeted social media advertising campaign moving away from traditional advertising.

This is a reblog from a press release released on Press Release Point on Wednesday.

BanCorp Properties is increasing its on-line social media marketing presence through a hyper-sensitive marketing campaign directly intentional on the Irvine Realtors in an on-going effort to attract more repeat clients to its website through social media linking versus older-school print media and radio advertising techniques. BanCorp believes that the Irvine real estate market is a strategic one as it rolls into the beginning of the new year.

BanCorp Properties announced on Monday that it is zeroing-in on the Irvine real estate market in a multi-pronged marketing effort where they are moving the emphasis away from print media and the more traditional means of reaching clients – and channeling resources and company assets with a heavy emphasis on both well-known social media such as Twitter, Google+, LinkedIn and Facebook, and also moving to some of the lesser known but potentially potent smaller social media channels such as RESAAS and Active Rain. The sole motivating factor for the company to change their marketing effort is to secure a greater MLS inventory of Irvine properties and to further exploit the luxury market for Irvine homes for sale.

Greg Steinaker – Managing General Partner Of BanCorp Properties was quoted as saying “ by taking advantage of the self-replicating where we are able to zero-in on the local Irvine real estate professional while simultaneously targeting our most high probability local, regional, national and international buyers, we will be able to self-generate new marketing funneling channels that the present market has not fully considered, what we are accomplishing is taking the older-school traditional marketing models and then multiplying them exponentially – making Irvine real estate more attractive to buyers and sellers who use social media to search for homes.” It is estimated that approximately 90% of people who are in the market to purchase a home start their search for homes on the internet.

BanCorp believes that a focused and intense, on-going market campaign without any predetermined time-frame for expiration will allow the company to make great strides in their rankings across all of the major search engines – which is the sole motivating factor for initiating the marketing effort in the first place. The company believes that if it can increase its pipeline to its existing base of Irvine Realtors, the only likely result would be increased sales and down-the-road repeat business. If BanCorp adds to its existing base of Irvine Real Estate Agents this would only be an additional advantage of this highly intensified marketing effort. BanCorp Properties will continue it on-going blog postings to compliment this new social media push.
