Why we do Real Estate?

In our three part series of “what we do”, “how we do it” we will finish with the most important; “why we do it.” Every company knows “what” they do, and most know “how” they do – but very few know “why” they do it. BanCorp REG believes that if our “why” is more important than the “how” and “what” in the end we will succeed as an organization.

So we do we get out of bed every morning?

  • Because we want to give the glory to God, by serving others, treating each other exactly as we would like to be treated, we care, courtesy and respect.
  • Because all of us want to be “on fire” and “passionate” in what we do, and we believe that each of us wants to make a positive difference in not only our lives but the lives of our families, and the communities that we serve in.

  • Because we know that the real estate industry is ready to start hearing fresh new words revolving around acts of, gratitude, patience, loyalty, kindness and goodness: not gossip, back-biting, self-centered, do-whatever-it-takes-to-get-to-the-top, thinking.

  • Because we believe that the real estate industry is begging, pleading! for a new a new adapted, intelligent quantum step away from its present antiquated marketing model, consisting of high-tech leads passed on to uniformed sales agents representing impassionate, visionless corporate entities.
 BanCorp Realty's Fair Housing Policy

  •  Because we know that a company culture that promotes learning, creativity and risk-taking is as much prone for success than a company that uses a fear-based approach to business. We all want to acquire more knowledge, and as human beings we all want to excel and be the best we that we can be.
  •  Because all of us should be doing this because we want to, not because we have to.

  • Because if we are all building up lives that we don’t feel that we need to escape from, we won’t spend all of our time worrying about our next vacation.

  • Because we know that people will occasionally do business with someone because of “what they do” and sometimes they will do so because of “how they do it” but when they understand “why they do it” that company will most likely have a client for life.

And why we are not doing this…

  • Because achieving anything that is not truly in alignment with our hearts and passions is not living - it is simply existing. If the pursuit of profit for a company or the increasing incomes of a team-member is the sole motivating factor for showing up at the office each day, the results of such a pursuit would be vain, day-to-day existence lacking passion, meaning or happiness. Certainly not the way that God intended for a person to live their life.
  • Because we are not doing this to be an average, close-minded company that will do or say whatever it takes to make a sale, get a listing, or make it to the top – driven by fear rather than integrity and authentic in all we say, and more importantly what we do.
  • Because our company will never put the pursuit of profit in front of our team, clients, vendors or communities that we serve in.
BanCorp REG: Purpose Driven California Real Estate Company

Business is way too hard to work at something just for money. Winning at real estate at times requires that we exhaust every ounce of spiritual, emotional and physical energy we have, every single day. We won’t put that effort in day in and day out, year in and year out, just for money. Money is great, but it is ultimately an empty goal. Bigger homes, bigger-faster cars, and even more giving is just not a big enough goal to keep us creative and energized throughout our life. We have to have a passion, a higher calling, to what we engage in. If the “Why” is right, the; money, homes, giving… will take care of itself in the end. This is what a purpose driven career looks like. This is what a purpose driven company looks like.

How we do Orange County real estate?

Irvine Holding Company: as the parent of BanCorp REG, Insight Escrow and UBC Direct Lending believes that “why we do it” is more important than “how we do it” or “what we do.” Nevertheless, there must be a way for us to accomplish our goals through the actions we carry out each day. In this blog entry we cover an overview of each division’s “how we do it.”

In the capacity of a Real Estate Agency: Bancorp Real Estate Group

  • By generating high quality internet based leads through leading-edge technology, SEO, Social Media viral hybrid marketing and other web-based tools and through maintaining these competitive advantages by employing and retaining the most creative, visionary, disciplined risk-takers in the I.T. real estate industry.

  • By generating high-interest marketing leads through thought-provoking, entertaining and creative, print media, radio and surface traffic advertising campaigns, supplemented by cross-marketing promotions with professional organizations such as credit unions, CPA firms, insurance agencies and other Bancorp retail divisions.

  • By having the best trained sales-team in the real estate industry, superior in nature, each being in high demand in the real estate marketplace, providing world-class service, not lacking in any dimension of real estate or financing. Individuals working closely within teams caring immensely about the quality, consistency and authenticity of our products services; never cutting corners when it comes to assisting our clients achieve their goals and dreams.

  • By requiring that each licensed real estate agent complete continuing real estate education each year surpassing the expectations and standards set by the California Department of Real Estate (California Bureau of Oversight).
  •  By understanding that integrity in real estate means truth in real estate, in all matters big and small.

BanCorp REG: South Orange County Realtors

In the capacity of a Licensed Escrow Company:  Insight Escrow

  • Through maintaining a high penetration ratio of escrows tied to Bancorp Real Estate Group and UBC Direct's total portfolio of closed real estate transactions, assisting each division through errorless transactions and back-end client support and marketing.
  • Through a systematic approach to cultivating, developing and then sustaining a steady stream of repeat business from first; independent agents/brokers, then independent agencies then competitor agencies, each escrow officer, supporting our sales staff at every step, passionate at the core, built on the foundation of integrity and ultimate authenticity demanded by a successful escrow company, whose reputation and standing and in the industry is paramount.
  • By requiring that each escrow officer complete continuing real estate quality control and compliance education each year. The California Bureau of Oversight presently has no ongoing education requirements for escrow officers.

  • Integrity in escrow is Truth in Escrow, which means walking our talk and honoring our commitments. Telling the truth as fast as we can, under promising and over delivering and paying attention to the finest details of each transaction. Giving back, and treating all clients with kindness, consideration and care. And most of all, doing all we can, all the time, to preserve the reputation of this key division.

BanCorp Realty: Orange County Real Estate Agents

In the capacity of a mortgage banker: UBC Direct Lending

  • By hiring and retaining only the best mortgage banking professional’s which are capable of navigating ethically in this highly regulatory lending environment which the mortgage industry is currently operating under. This will be accomplished through internal quality control and compliance standards far exceeding those of the GSE’s, FHA and HUD.  Through integrity, transparency, full disclosure and categorical compliance with Truth in Lending we will never mislead or misrepresent what our products and services can do for a borrower.

  • This division will stand in direct competition to other lenders that seduce with messages of easy transactions and miniscule interest rates which usually never materialize at the time of close. Through full compliance with RegZ, TIL and all other Fair Lending Laws, we will lead from the front through complete transparency, from initial disclosures to final loan funding.

  • By requiring that each licensed mortgage banker complete continuing mortgage real estate training each year in compliance with The SAFE act (Secure and Fair Enforcement for Mortgage Licensing Act of 2008).

Why even do this in the first place?

What motivates the employees of BanCorp Realty to get out of bed each day? As an organization we believe that there are two reasons to work. We work to provide for our families, food, our homes… And we work for a higher calling – a purpose-driven career: the “why” of our business. The “why” of our business has to be so enormous that it keeps the entire organization on fire and passionate - not just in the short-term - but for extended periods of time.
BanCorp REG is a purpose driven orange county real estate company
  • What – Every company knows what they do.
  • How – Most companies know how they do it (the process).
  • Why – Very few companies know why they even do it at all.

The companies that really understand “the why” of their business – their purpose, their reason for existing, are the ones that win, Big-Time. They operate from the inside-out, pushing their “why” out through their how and what. That way, everything they do, from processes to services, is centered round the very core, the heart of their mission. The reason a company like this wins is that people don’t buy what you do – they buy why you do it. The most successful companies understand that the goal is not to do business with everybody who needs what you have. The goal is to do business with the people who believe what you believe (the why).
BanCorp Realty: Orange County Real Estate Company Committed to Excellent Service
At BanCorp Properties we believe it isn’t just about service, it is about people. If we hire a Realtor just because they need a J.O.B. (the what), then they will just work for the money. But if we hire a professional who believes what we believe (the why), they will be a passionate real estate agent that has a purpose and they will flourish not only as an individual but will assist this organization reach its lofty goals.

Maintaining Momentum in Real Estate

Focus Intensity over Time and multiply it by God will give a company unstoppable Momentum. Momentum is not something random, like a lightning strike, it is the exact opposite. It is something that is created within a company, and then is managed by both the leaders and employees of the organization. If the momentum is lost, normally it means the company has dropped its focus, intensity or simply its lack of faith. When a company loses its focus, this usually falls on the shoulders of management, and it normally happens because of either fear or greed. Fear will cause a company to lose focus because it is looking at the potential for failure instead of concentrating on success. Greed will cause an organization to lose focus because they begin to take their eye off of the good of their client, and out of the moment, and into a sense of celebrating victories that have not yet been earned.
BanCorp Realty: Integrity in Southern California Real Estate
A company cannot become intense until they find something that they deeply care about. Many companies make the mistake of being intense for the wrong things. A company must be intentional in their intensity. Their intensity must be purposely directed at things that really matter and purposely not directed at things that don’t. If a company takes all their team-members to their favorite pro football team’s game and everybody is jumping up and down yelling and screaming at the top of their lungs from ten minutes before kick-off until the final whistle, shouldn’t that same group be just as intense about their company? Something that is bigger than all of them that everyone can prosper in? Intensity and passion are two traits of a company that is able to succeed and carry momentum over extended periods of time.
Most companies can focus if they concentrate, and most companies can be intense for a while. Focused intensity at some level can be achieved by most companies if and when they care enough about a certain outcome. However, few companies can add the next element of the formula for very long – Time. Great companies are able to maintain focused intensity for long periods of time. For an organization to achieve huge accomplishments, they have to stay focused and intense over an extended period of time. The most key component of the Momentum Theory is God. As humans we are all finite. Our skills, abilities and talents have a limit. Wouldn’t our limited efforts as a company be multiplied by an infinite God? If faith was added to the equation, wouldn’t it seem natural that our comparatively puny efforts as humans could literally explode with even an ounce of faith? As a good lesson for business and for life, if we are trying to gain momentum… we take our best focused intensity over time and multiply it by God for unstoppable momentum.

Management Decision Making: Orange County Real Estate

For a real estate company to move from ordinary to excellent, they must possess a management team that is able to make both the easy decisions and they hard ones. If they want their company to stand out from the rest of the industry – passivity cannot be an option when it comes to decision making from the management team. If the company is going to flourish, the organization can’t realize these dreams by having a management team that is weak or timid; it requires that their leadership have a tremendous backbone. The management and leadership of one company is what separates it from the rest of the industry, and indecisive leadership can kill the dreams for a company and drive away the most talented professionals in real estate.
BannCorp Properties: Great Orange County Real Estate Decision Making
If an excellent real estate company is stuck in the old-school method because their management team can’t or won’t make the critical decision when it is called for, the organization is reduced to an average company. An Average real estate company won’t survive very long in a very competitive and crowded Orange County real estate marketplace. If management can’t make the critical decisions, basically it means that they can’t make up their minds, and people that can’t make up their minds tend to be unstable and unpredictable – this can cause ruin to a real estate company.
BanCorp Properties: Orange County Real Estate Broker - Good Decision Making
The bottom line is this: the success (or failure) of a real estate company is ultimately tied to the ability of management in making the call (the decision). There are costs and risks in decision making, and mistakes are made – the key is for leadership to minimize the mistakes. If the management team is able to make the right call on a consistent basis, the organization will flourish and their Realtors will profit personally and professionally.
Greg Steinaker is not afraid to make the big decision when it is called for..

Real Estate Companies who try to climb to the top without connecting with their Realtors need to change their attitude.

The majority of Real Estate Brokers today place the positional aspect of their company (where they stand in sales, Realtor recruitment, total market share), ahead of their ongoing relational one with their existing Realtor base – playing a form of the kid’s game king of the hill – knocking down others (or doing whatever it takes) to get their company to the top. Company First. Realtor’s Second. Most real estate companies today don’t realize that the game of real estate can be played any other way. There comes a point in the evolution of a real estate company’s life when they are confronted with a choice. Are they going to compete in the marketplace at all costs, to climb over their own Realtors to make sure they get to the top, or are they going to connect with their Realtors, develop their professional’s careers and put people before profit for the sake of longer-term growth?
 BanCorp Realty: Orange County Realtors

When a real estate company is willing to win at costs, they devalue their Realtors because the leaders are only interested in their own financial gain. They are acutely aware of which companies are selling more homes than them and which ones aren’t, constantly reading reports to see where they rank. Moving up is very important to them, and the idea of moving down is terrible. What is going on in each Realtors personal and professional journey doesn’t even register on the radar screen, the management team is only looking at their pocketbooks. An excellent real estate company on the other hand will find a way to connect with their Realtors and focus their attention on moving over to where their people are – the real world of buying and selling homes. They will think more about who is on the journey (long-term) with them and how they can come alongside them (short-term and long-term). This is a major shift in thinking.
BanCorp Realty: Orange County Expert Realtors

A real estate company will win at every level if it focuses on relationships, cooperation and partnerships with its Realtors. Real estate companies who try to win at all costs may be a frontrunner for a while, but they won’t stay there for long. The real estate brokers who “get it” are more interested in using their on-going relationships with their Realtors to foster cooperation (marketing, support, continued training). They see working together as a win. If a real estate organizations mind-set is always to win, then they naturally want power because it helps them climb faster and reach the top more quickly. However, becoming the best broker in any given real estate market is not a solo endeavor. And anything that that the broker could on their own pales in significance to the things they could do with a team of skilled Realtors. The way to create really high-powered Realtors is to form partnerships with them, which is what the best real estate companies are most likely to do.
